The Standard for Properties that we Let

This page contains information about the standards that properties let by the Council should meet.

  

Every property we let should meet the standards set out below.

 

If you have been offered a property and it does not meet these standards, then please let us know|.

 

Ceilings

  • Free from sagging and any significant cracking or major staining.
  • All polystyrene tiles removed and ceiling made good.

 

Walls

  • Free from large cracks and holes (apart from screw holes).
  • No loose plaster.

 

Floors

  • Clean floor covering in kitchens and bathrooms (either tiles or vinyl).
  • All floors should be level and in a sound condition - suitable to lay a floor covering.

 

Doors and Woodwork

  • Free from holes and dents.
  • Working locks, latches and handles.
  • Opening and shutting properly.
  • All door frames and skirtings sound and complete.

 

Windows

  • All locks and latches working.
  • At least one key for each type of window lock within the property.
  • Sealant around frame to be mould free.

 

Heating

  • Heating system fully working.
  • Instructions available for using the heating system.
  • Copy of Gas Safety Certificate (where applicable).
  • Radiators all working.
  • Caps on radiator valves.
  • Hot water cylinder has a jacket fitted or is 'pre-lagged.

 

Plumbing and Sanitary Ware

  • All taps properly working - free from drips and limescale.
  • Pairs of taps to be matching.
  • All plugs and chains fitted.
  • Toilets, sinks and baths to be free from cracks, limescale and dirt.
  • Cisterns to be porcelain (where possible).
  • Bathroom suite to be clean and washed down.
  • Bath seal - no gaps and free from mould growth.
  • Two rows of tiles behind sinks, wash hand basin and bath.

 

Electrics

  • All sockets, switches and fittings free from damage and paint.
  • Clean pull cord in bathroom.
  • All lampholder fittings able to take a shade.

 

External

  • All drain and manhole covers securely fitted and free from debris.
  • Outhouses, stores or garden sheds (if applicable) free from rubbish.
  • Footpaths up to front and back doors are sound and level.
  • Two washing line posts or rotary line provided - and in reasonable condition.

 

Other Items

  • No major gaps through walls where pipes pass through them e.g. wastepipes.
  • Connection provided for washing machine (if space allows).
  • Carpets only left where the ingoing tenant has asked for them to be left.
  • All gas appliances free from damage and in a reasonable condition.
  • All decorations should be in a reasonable condition, or where not, decorating vouchers are supplied.
  • Clear and free from all rubbish, including the loft space.

 

The items listed below may be completed within a month of you moving in.

 

  • Broken/cracked glass (and failed double glazing units)
  • Slipped or missing roof tiles
  • Guttering that is broken or overflowing
  • Gates not in working order
  • Repairs to fences (if the responsibility of the Council)
  • Overgrown shrubs that need to be cut back.
