Summary
Information on planning permision and conservation areas, focusing on the need for Conservation Area Consent.
In brief some permitted development rights are restricted within a conservation area.
If you live in a conservation area, you will require Conservation Area Consent to:-
-
Demolish a building with a volume of greater than 115 cubic metres. There are a few exceptions - further details may be obtained from the Planning Section.
-
To demolish a wall, fence, gate or railing over 1 metre in height next to a highway (including a public footpath or bridleway) or public open space; or over 2 metres in height elsewhere.
However it is always advisable to check with us first before carrying out any work within a conservation area. We are happy to advise whether consent is required. This can be done by completing a One stop shop enquiry form from the 'Do I need planning permission?|'page.
Such applications should be made on Conservation Area Consent forms which are available on the planning application forms web page|.
Consent is also required to conduct work to trees within a conservation area, further information can be found on the Works to Trees web page|.
