How are planning applications dealt with?

Summary

This page contains a description on how a planning application is processed from submission to the issue of a decision notice.


 

Once an application is submitted we will check it to ensure that the forms are properly completed and that all the required documents and the correct fee is included. If further details are required, a letter will be sent to the applicant/agent within 3 working days.

 

Once complete, we will formally acknowledge the application and the proposal details will be entered onto the Planning Register. Once registered, all applications become a public document and may be inspected at the Council Offices reception, local libraries and the local offices in Oadby and South Wigston. A weekly list of applications| can be viewed on the PublicAccess webpages.

 

  • A planning application file is made up and delegated by the Development Control manager to a planning officer.
  • Letters outlining the application are sent to occupiers of adjoining properties. If the site is located within or adjoining a conservation area, a site notice is displayed on/near the site.
  • The planning officer will also undertake a site visit.

 

The planning officer then assesses the application in the light of comments received from the consultation process, local, regional and national policies and other material considerations.

 

From this point the application may be determied either by the Development Control Committee or through officer delegated powers, these are both illustrated in the table below.

A committee report is written, checked and printed comprising of a recommendation. Conditions and reasons prepared by the planning officer.

Timescales

We are required to deal with planning applications within eight weeks (13 weeks for major applications). If no decision is reached by this time the applicant may appeal against the Council's failure to determine the application [External link]|

 

More complex applications, which necessitate consultations with outside bodies and organisations, and those applications which require amendment, are likely to take longer to be decided.
