How to make a planning application

Information on the different types of planning applications and how to submit them to the Planning Section.

We encourage you to get preliminary advice before you send in your application. We will then consider the proposal and offer general advice. For more information on pre application advice go to the 'Do I need planning permission?|'page and, if required open a One Stop Shop Development Enquiry Form.

Discussions are useful in indicating whether your application is likely to get planning permission, but such discussions are not binding on the Council.

We advise you to contact your neighbours to tell them about what you would like to do. We will contact them once an application has been registered and invite them to comment on your proposal. If you can overcome or avoid any objections, you may be able to get a faster decision.

Changes to Planning Application Forms

Communities and Local Government, the Government department responsible for planning, have produced a standard planning application form, commonly called 1APP. This is designed to remove inconsistencies within the planning process and ensure that the same information is requested by all Local Planning Authorities.

With effect from 5th June 2008 the Council adopted a Local List of requirements as advised by Government, which would be required when submitting and determining planning applications in Local Planning Authorities across Leicestershire and Rutland. The Local List is in addition to the National List.

For Oadby and Wigston Borough Council, the new 1APP standard application forms| will be available online and in paper format from the 10th March 2008, although we will continue to accept applications using the old style application forms until the 6th May 2008. From this date however, only applications using the new 1APP forms will be accepted and any applications received on the old forms will be returned to the applicant, as the new 1APP system becomes the only legal way of submitting a planning application.

An online version of the 1APP forms can be obtained on the planning application forms page|. If you require any further information or assistance relating to the new forms, or would like to request a set of forms to be sent out in the post, please telephone Leicester (0116) 257 2677.

With a few exceptions, all applications for planning permission and listed building consent submitted from 10 August 2006 will need to be accompanied by a Design and Access Statement. Information on when these statements are required and the information required can be found on the Design and Access Statement| web page.

You are also likely to need building regulations approval if you want to carry out new building work. This is separate from the planning legislation and the Building Control Section can be contacted on Leicester (0116) 257 2657. Visit the Building Control web pages|.

We are now linked with the Planning Portal| [External link]. Here you can complete the forms on-line and submit your plans electronically, the appropriate fee| must then be paid to the Planning Section.
