Information on the different types of planning applications, validation criteria, and how to submit them to the Local Planning Authority.
If you have established that you need permission from the Local Planning Authority to carry out your proposal then you will need to submit a formal application for consideration.
Similarly, if you require a formal determination that permission is not required you can apply for an Lawful Development Certificate for a proposed use or development.
There are several different types of application forms and it is important that any application you submit is made on the correct forms. If you are unsure, please read the Do I need planning permission/Pre-application advice page and if necessary contact us for further advice.
Depending on what you are proposing, you made also require Building Regulation Approval. Further advice on Building Regulations matters can be found on the Building Control web pages.
You can either submit an application electronically (via the Planning Portal) or in paper format.
What is required in a planning application (validation criteria)
Central Government has introduced a national planning application form (known as the 1APP form) and all applications made have to use this suite of forms. There is also a nationally set minimum requirement for the submission of an application. Additionally, there are also locally specific requirements. Some applications will also require what is known as a Design and Access Statement.

Submitting an Application Electronically
Oadby and Wigston Borough Council positively encourages Applicants to submit there application through the Planning Portal – the UK Government's online planning and building regulations resource for England and Wales. Providing you have all your required plans/documents electronically this is the most effective way of submitting an application. The planning fee can also be paid electronically.
If you cannot submit everything electronically you may submit an application partially by electronic means and partially in paper format. However, anything submitted by paper must have four copies (of which one copy must be the original).

There is also guidance notes specific to the type of application and a validation check list so that you can verify that you have submitted all the required information to ensure that the application has been validly made. As part of the application form you are required to complete a certificate of ownership (to say whether you are the owner of the application site or if you are not who is the owner - if known). If you are not the owner of the site you are required by the Town and Country Planning (Development Management Order) 2010 to serve notice on the owner of the land or if this is not known place a press notice. A copy of the notice you will need to serve can be downloaded below, which also gives advice on what you will need to do should you be required to place a press notice

1. householder planning application
Householder application form for planning permission for works or extension to a dwelling.
1a. householder - prior notification procedure
From the 30 May 2013 - Use this form for the purposes of the prior notification procedure (as set out by condition A.4 of Schedule 2 Part 1 Class A of the GPDO 1995, as amended). This is for proposals which are a single storey extension to the rear of the original dwellinghouse projecting between 3 and 6 metres on a terraced or semi-detached house, or between 4 and 8 metres on a detached house.

Application for listed building consent for alterations, extensions or demolition of a listed building and consent to display an advertisement(s) Planning (Listed Buildings and Conservation Areas) Act 1990 Town and Country Planning (Control of Advertisement) Regulations 1992.
This form is being reviewed by the Planning Portal and is not currently available. If you wish to submit this type of application you will either have to submit the application electronically via the Planning Portal or apply using separate application forms (forms 11 and 12).
14. lawful development certificate application- existing use or development

15. lawful development certificate application- proposed use or development

16. agricultural (building) prior notification application
Application for prior notification of proposed agricultural development - proposed building.
17. agricultural (road) prior notification application

18. agricultural (excavation/deposit) prior notification application
Application for prior notification of proposed agricultural development - proposed excavation/deposit of waste material.
19. agricultural (fish tank) prior notification application
Application for prior notification of proposed agricultural development - proposed fish tank.
20. electronic communications/telecommunications prior notification application
Application for prior notification of proposed development in respect of permitted development by electronic communications code operators.
21. hedgerow removal notice application
Application for Hedgerow Removal Notice.
22. demolition prior notification application
Application for prior notification - proposed demolition.
23. reserved matters approval submission
Application for Approval of Reserved Matters following outline approval.
25/26. variation or removal of planning condition/minor material amendment application
Application for removal or variation of a condition following grant of planning permission (Section 73 of the Town and Country Planning Act 1990). This form should also be used to submit a Minor Material Amendment application.
27. approval of details following the grant of permission (discharge of condition request)
Application for Approval of Details Reserved by Condition.
31. tree works application
Application for Tree Works: Works to Trees Subject to a Tree Preservation Order (TPO) or Notification of Proposed Works to Trees in Conservation Areas (CA).
33. application to replace extant planning permission
An application for a new planning permission to replace an extant planning permission, in order to extend the time limit for implementation. Application for replacement of associated listed building and/ or conservation area consents in order to extend the time limit for implementation.
34. non material amendment application
Application for non material amendment following a grant of planning permission.
