Midland Cottages was first designated as a conservation area in 1989. The Midland Cottages Conservation Area is a small area containing a row of twenty former railway workers cottages together with the former Railway Hotel. The Midland Cottages Conservation Area Appraisal and Development Control Guidance was adopted in June 2006.
The cottages and former Railway Hotel were built between 1871 and 1881 and are virtually identical in appearance. The Midland Cottages Conservation Area sits close to Station Road in Wigston, immediately to the east is housing, the majority of which is terraced, red brick and dates from the late 19th Century. There are some modern houses of similar materials also. To the north are mostly industrial premises and employment uses whilst the south on the opposite side of Station Road embankment is Guthlaxton College, its playing fields, a library and swimming pool. The embankment effectively defines the southern boundary of the conservation area, whilst the railway line demarcates the western boundary. To the east are houses, whilst to the north stand modern houses and industrial concerns.
Midland Cottages Conservation Area Appraisal and Development Control Guidance
An Appraisal and Development Control Guidance has been prepared for the Midland Cottages Conservation Area, which fulfils our duty to draw up and publish proposals for the preservation and enhancement of the area as required by the Planning (Listed buildings and Conservation Areas) Act 1990. The documents were on public consultation from Monday 13th February 2006 to Monday 27th March 2006 and finally adopted in June 2006.

The report of consultation describes the process in which the public consultation went through and summarises the representations made and sets out responses to these.
